We are regularly instructed by clients in the purchase and sale of residential property in Scotland. This is commonly referred to as “conveyancing”.

The process of buying or selling a property in Scotland differs significantly from the process used across the rest of the United Kindgom. Early advice from a Scottish Solicitor should therefore be obtained if the property you wish to buy or sell is located within Scotland.

Information about a property is usually provided in the form of a Home Report. This document is made up of a “Single Survey” prepared by a Surveyor, an Energy Performance Certificate and a Property Questionnaire completed by the Sellers themselves. This document should be made available to all prospective purchasers by the Selling Agents, who will normally be a firm of Estate Agents or Solicitors.

The Home Report is an important document and provides the prospective purchasers with useful information about the property itself.
